Newly built in honey-coloured Corfiot stone, Eva's Stone Villa sits in the olive-terraced hinterland above Kassiopi, close enough to walk down to the harbour for dinner yet high enough to keep the cicadas and the sea breeze to itself. It is an unshowy, well-made house for six — three bedrooms, a private pool, and the kind of dry-stone-and-cypress setting that has made this the discreet corner of the island. From the terrace the land falls away in silver olive groves toward the Ionian and the dark ridge of Albania, barely two nautical miles across the strait. Kassiopi's Byzantine castle, its fishing quay and its half-dozen pebble coves are all within a few minutes, which makes this a natural base for a couple of families who want the village on their doorstep without paying sea-front prices.

The villa

A 2020s stone build over one and a half floors, with three double bedrooms sleeping six, an open-plan kitchen-living room, and a private pool set into a stone sun terrace. The construction is proper — thick walls that stay cool in the August heat, shaded outdoor dining, and a barbecue for the long evenings.

It is comfortable and current rather than grand, which is reflected in the roughly €500-a-night rate.

The setting

The house stands in the quiet olive country just inland of Kassiopi, the affluent north-east tip the British press long ago nicknamed "Kensington-on-Sea." You are among cypress, olive terraces and birdsong, with sea and mountain views, yet a short drive or a walk down the hill puts you in the harbour.

It is the trade-off knowing families make: a little elevation and privacy in exchange for a stroll to the water.

On the water & dining

Kassiopi harbour is the hub — self-drive boats hire by the day from the quay (no licence needed for the smaller engines) to reach the wild Erimitis coves, the Canal d'Amour and the Antinioti lagoon.

The village ring of tavernas and bars is a walk away, and the swimming coves of Kalamionas, Bataria and Kanoni are minutes down the hill.
